We'll be discussing the incredible quality and customer-first approach demonstrated by RHI-Homes, showcasing the "RHI-Homes Difference" through key aspects of their construction and client interaction.

The Reality of Real Estate Podcast Ep 37

THE RHI-HOMES DIFFERENCE:

Why 2 HVAC Units?

Most builders, aiming to cut costs, will install only one HVAC unit with a damper for houses of a certain size. Erroneously, they might present the damper setup as an upsell, when in fact, it's a cost-cutting measure. RHI-Homes understands that two separate HVAC units, though a higher upfront investment, are far more efficient in usage. They work better together than a single unit with a damper, resulting in noticeably lower electric bills for homeowners.

Conditioned Crawl Space and Attic:

Many builders neglect to condition these vital spaces, again, to boost their profits. The RHI-Homes difference lies in prioritizing quality and the consumer's long-term benefit over just the budget. While other builders focus solely on what's visible in the finished floorplan, RHI-Homes ensures efficiency and preventive measures are paramount. A conditioned crawl space and attic not only look cleaner and brighter but also lead to significantly lower electric bills and enhanced overall home health.

Spray Foam is an RHI-Homes Standard:

While initially more expensive, spray foam insulation is a standard staple for RHI-Homes due to its superior benefits. It offers excellent air sealing, robust moisture resistance, and exceptional durability, leading to outstanding energy efficiency and a longer lifespan for the insulation. This stands in contrast to many other builders who opt for more affordable and easier-to-install batt or blown insulation, which often requires additional air sealing and can lose its R-value over time.

Garage Excellence:

RHI-Homes goes the extra mile even in the garage. Their garages are insulated and drywalled, offering a more finished and functional space. They also include a second attic space for additional storage and a concrete lip at the garage entrance to prevent rainwater intrusion – small details that make a big difference in quality and convenience.

Wide Doorways:

A commitment to higher quality means RHI-Homes invests more to provide features like 36-inch wide doorways on the first floor. This thoughtful design is not only excellent for ADA accessibility but also incredibly practical for navigating baby strollers, moving furniture, or enabling comfortable "aging in place."

Uniquely Constructed Foundation:

The foundation of an RHI-Homes' Classic Colonial home is built with meticulous attention to detail. It's constructed with concrete blocks that are reinforced with rebar and then filled with poured concrete inside every block. This demonstrates that the builder spares no expense in creating a structurally superior and incredibly durable home.

Builder Responsiveness and Communication:

In my experience, consistent communication from builders can be a challenge. However, RHI-Homes is exceptionally responsive to consumers and their real estate agents. They ensure the buyer's agent is included and updated throughout the entire process. They provide weekly updates to both buyers and their agents, delivering detailed construction progress reports via email.

Dedicated Weekend Workers and Prompt Payments:

A testament to their commitment, RHI-Homes' subcontractors are often willing to work on weekends during good weather. This dedication stems from the owner-investor's rare practice of paying them and vendors/suppliers incredibly quickly for their expertise, often within 48 hours, unlike many builders who may wait 30 days or more. This swift payment fosters loyalty and ensures top-tier workmanship.

Uncompromising Quality Control:

RHI-Homes maintains extremely high standards for their work. For example, if the owner-investor notices something isn't absolutely perfect, like tile installed slightly crooked in a primary bathroom, they will take decisive action. In one instance, a subcontractor was fired for not fixing such an issue, and the owner-investor immediately hired another to completely rip out and redo every tile in the bathroom shower, ensuring it was done correctly, without worrying about the extra cost.

Consistent Project and Ownership Management:

Unlike some builders who might only visit a site once a week, the project management and ownership management at RHI-Homes are consistently present, showing up daily. This constant oversight ensures that every aspect of the construction is being meticulously managed and aligned with their high standards.

County Inspectors Love RHI Homes:

The quality of RHI-Homes' construction work is so evident that county inspectors consistently praise it when approving permits, often commenting, "You guys really do a great job." This recognition from regulatory bodies speaks volumes about the superior craftsmanship.

Reputation with Utility Companies:

RHI-Homes' stellar reputation even extends to utility companies. While other builders typically face a three-week lead time for new power connections, RHI-Homes often sees power delivered to their new construction sites within 48 hours. This exceptional responsiveness is a direct result of their highly respected standing in the industry.
