Thinking about a career in real estate? Becoming a licensed real estate agent in Virginia is a rewarding path for individuals passionate about helping others buy, sell, and invest in property. Whether you're drawn by flexible work hours, unlimited earning potential, or the excitement of the housing market, here’s a step-by-step guide to getting started in the Commonwealth of Virginia.
To qualify for a real estate license in Virginia, you must:
All aspiring agents must take and pass a 60-hour Principles of Real Estate course approved by the Virginia Real Estate Board. This course covers essential topics like contracts, financing, property ownership, real estate law, and ethics.
These courses are offered online and in-person through various real estate schools, community colleges, and real estate brokerages.
Once you complete the pre-licensing education, you must pass the Virginia real estate salesperson exam. The test is administered by PSI and includes both a national and a state-specific section. You’ll need a score of 70% or higher to pass.
Tip: Consider taking a prep course or using practice exams to boost your confidence and performance.
In order to practice real estate legally, you must affiliate with a licensed Virginia real estate brokerage. Take your time to research brokerages in your area. Look for strong mentorship, training programs, marketing tools, and company culture.
After passing the exam and selecting a broker, you’ll submit your application to the Virginia Department of Professional and Occupational Regulation (DPOR). The application includes a background check and a small fee.
Once your license is approved, you're officially a licensed real estate agent in Virginia!
