💥 What’s the Problem?
Let’s say a homeowner has a high-value art collection or security concerns and wants to list their property without full public exposure. In this case, they may instruct their agent to opt out of the IDX (Internet Data Exchange)—a system that syndicates MLS listings to sites like Zillow.
Seems like a reasonable request, right? But here's the catch: Zillow has implemented a policy that bans those listings from ever appearing on their site—even if the seller changes their mind later. That’s not just restrictive—it may cross into anti-trust territory by punishing sellers for exercising their right to control how their home is marketed.

🔄 Zillow’s Latest Moves (As of May 2025)
Back in December 2024, Zillow resumed blending MLS and non-MLS listings (like FSBOs) in some markets. But as of May 2025, they’ve rolled out a new policy restricting listings that are only marketed to select buyers.
Here are the exceptions to Zillow’s restriction, according to Errol Samuelson, Zillow’s Chief Industry Development Officer:
- Private listings never publicly marketed (like FHR’s confidential off-market deals)
- Office exclusives held within a brokerage (FHR’s delayed listing addendum applies here)
- “Coming Soon” listings entered into the MLS (FHR avoids this)
- Delayed marketing in the MLS (FHR also avoids this)
- For-Sale-By-Owner (FSBO) listings – which come with their own set of challenges
- Rental properties
- Builder-sold new construction
🤔 What Does This Mean for Sellers?
If you want to keep your listing private for a short period—or permanently—and change your marketing strategy later, you may lose access to major portals like Zillow permanently. That’s a serious concern for sellers looking to maintain flexibility, privacy, or control over how and when their property is showcased.
