Instead of taxing the full assessed value of your home, the local government subtracts a set amount before calculating taxes. The savings may not seem huge year to year, but over time they add up.
Example:
Let’s say your home is valued at $400,000 and your local tax rate is 1%.
- Without an exemption, your taxes would be: $400,000 × 1% = $4,000
- With a $50,000 exemption: $350,000 × 1% = $3,500
You save $500 per year—or $5,000 over a decade.
📍 Virginia Homestead Exemption
In Virginia, the basic homestead exemption is:
- $5,000 for individuals
- $10,000 for married couples
- +$500 per dependent
Seniors (65+) can qualify for the full $10,000 individually. You must file a declaration before filing for bankruptcy for it to be valid in that context.

👥 Who Is Eligible for Homestead Exemptions?
Each state and locality sets different rules, but you’re generally eligible if:
- The property is your primary residence
- You own or partially own the property

In Albemarle County, VA, additional tax relief is available for:
- Senior citizens
- Veterans or spouses of veterans who died in service
- Disabled homeowners
🌾 What Is Land Use Tax Assessment?
Land use programs provide tax relief for property used for agriculture, forestry, or open space. Instead of taxing the land based on market value for development, it’s assessed based on its current use.
In Albemarle County, if your property is actively used for:
- Farming
- Forestry
- Horticulture
- Maintained as open space under a qualifying plan
—you may be eligible to receive substantial property tax reductions.
🛡️ Conservation Easements
A conservation easement is a voluntary agreement to limit future development in order to protect the land’s natural or agricultural value. This often results in lower property taxes and may also qualify the landowner for additional tax credits or deductions.
