There are times when the seller has fully stretched as low as they can go during negotiations and the buyer has stretched as high as they can go, with no ability to meet in the middle unless the Realtors are able to get the approval from their principal brokerage in order to reduce their commission. It's not required, but we would do something like that in order for the parties to be able to reach a mutually beneficial agreement.
This could happen anytime during negotiations, and is often extremely helpful during unexpected surprises such as: an unacceptable appraisal, home inspection repairs, personal property missing, or final walk-through damages, etc. Anything can happen in real estate and often does!
